After we get the walls and ceilings taken care of I will still need to renovate the bathroom (tub is solid but needs cleaning, needs new sink, vanity, and toilet) and renovate the kitchen (needs all new cabinets, sink, and appliances).

It’s not quite as important, imo, when purchasing a rental, bc renters are more concerned with bedroom/bathroom count, finishes, etc.

If you can JV to fund the cost of a bathroom, consider doing so rather than a JV with an unknown investor where they need to put up large sums and maybe show up on the title, etc.
