It used to be that if you found a 6-figure job in a college or resort town, instead of having to live in a big city, you had basically cracked the code of life and lived a very comfortably.

For RBR - I use electronic door locks on each bathroom, 2-3 people per bathroom, build in a cleaner per month or every 2 weeks to the contract, supply toiletries and basic condiments, ensure your fridge/kitchen space is big enough and make sure you have parking.

Some of the basic instructions I gave them were either not acknowledged or got lost in translation (Please see below).

For one tenant that had a cat (inherited tenant and the only cat I've allowed), I had to soak slab with enzyme cleaner, didn't work well, then soaked in vinegar, replaced subfloor boards upstairs, replace trim all around flooring -- it's a huge undertaking requiring multiple applications.     

He has a 5.5% rate, which is assumable, but FHA guidelines would require owner occ. 

You could start with the basics cold calling, knocking, and social media.

Lack of people I know - I know more people in LA than Philly, basically more people to help me if something comes up.
