Now the home is technically in pre-foreclosure but there is no set court dates and they haven't received any letters or notices from the bank about them coning and taking over the property.

Both send a letter to each tenant and also stop by and say hello.  

Really, if you have exhausted all of your "trying to reason" with them options, you can actually go ahead and send a pay or quit letter to them.

On my purchase last month, however, I unexpectedly received an engagement letter from a closing attorney. 

Just send them a registered letter stating that due to non-payment of the amount agreed upon in the signed lease (give the date signed), you have no other option to conclude (not assume), the tenant isn't interested in the property.
