@Charlie Moore just call your 4 room addition, new water heaters, retaining walls, pool installs, new roofs and new ac systems cosmetic and boom, the city can’t do anything.

There's 3 fridges in the Kitchen, a huge 65-Inch TV in the Game Room with a surround sound system and large leather couch, as well as a mini fridge (with plans to have a pool table in there as well)! 

Each side is a 3br 1.5 bath, and a giant back yard.   

I have retirement, childs education, 6 month emergency (which is actually in a high yield account of 2.45%), and have under 15% credit utilization set to be paid off in 6 months.This is a separate savings pool that I started this year in January for this purpose. 

I have since taken my eyes off of buy and Hold with condos on my mind, and looking for houses a little further west with Pools and a decent yard.

Currently there is a chain link fence between the two property lines and next to the fence in what would be the back yard area is a huge detached garage for the Hearse.

I am under contract to purchase a house with a ~600sf guest house in the back yard of the property that has been used the past 3+ years for Airbnb.  

It is a 3/2 SF with a pool in the San Fernando Valley.
