If a buyer is offered a 2-1 buydown (starting at 5.25%, increasing to 6.25% and then to 7.25%) with all closing costs covered except for $3,000 (to be paid by the buyer) on new construction through the seller's preferred lender, and signs the purchase contract in April 2024, the house will be completed by the end of September 2024.

I would not converse with tenant in any format, as things could end up in court, if he declines to leave and has to be evicted etc. also don't confront in person, you said he is MMA fighter, good rules to live by include : Never get involved in a land war in Asia , and never anger a man with Cauliflower ears.

I suppose the things you mention could happen, but many of the 'things you put in the contract' are put there because one bad thing happened a couple years back and the attorney recommends it to prevent that bad thing from losing you money.
