Biggerpockets is a GREAT resource, I'm sure you can get your answers here on all of your terms.As far as "running the numbers" on a property or properties, its not that hard to do, I'm just trying to think of how to best explain how I do it, only because its become sort of automatic for me, so forgive me if I leave anything out here.

Best to do this automatically to avoid nagging issues later.

I would consider adding a few extra months to the term to keep payment as close to $725 as possible.Buyers receive a gov't issued check that clears housing payment and are willing to do automatic withdrawals.
