I also looked into multi-units (duplex,triplex etc), but they all look run down or unattractive and the last thing I want to to attract the bad tenants.I guess my questions are: Are single family homes and condos good investment options or should I stick with apartments/multi units?

It's truly a nice ski property in New Mexico, but according to the listing agent, land is not moving in that market so even lowering my price substantially below my costs won't attract any offers.

With a relatively minor amount of work it is likely to attract owner/occupants with a smaller discount than a flipper requires.If the numbers are this:100K purchase40K repair200K ARVA hard money lender will likely lend 65K on it.

However when I researched about the neighborhoods, each one of those happened to be lower income neighborhoods with not so great schools and that was the reason ( in my mind at least) for the price to be little cheaper and numbers being attractive (12-15%) I am little concerned about investing in such properties simply from vacancy perspective.
