After having met the Local Real Estate Agent previously and getting a gauge on their assessments of properties, had them walk the new listing for me, send me pics and videos and answer questions.

Entice the successful pro to assess your situation and recommend a course of action to right the ship. 

You should be able to get some type of rent roll prior to purchase so you can assess the potential of the property.

Once they all trickle out in various stages of shock, drunk, high, and who knows what else, my wife and I step in to assess the damage.

But we did get that assessment back down to a 10% increase rather than the 200% increase they assessed for no reason other than the need for more city tax income.The tax assessments here have & continue to kill so many potential deals.
