Rental Income vs. Home appreciation

I found a triplex that is completely renovated and is move in ready. The property is priced well and is located in an area that rents really well. The only issue is, it’s across from an industrial company that been there for decades. Our real estate agent is recommending not buying the place because selling the property later on will be a problem.

How much stock should I put in for future sale of the property. The numbers make sense for rent.

Comes down to your goals.  Are you buying with the intention of holding “forever” or a short time?  Most people I know who buy turn-key buy for long term cash flow and appreciation is a bonus.
