That said, your agent was not involved, except as your advocate, for which you had some sort of arrangement, or not. 

All photos are various stages of "before" from inhabited... to vacant... and then foreclosed.

I'm still in the early stages and I have alot to learn but I feel as if the numbers parts is a hard part.

The folks with the money get 70% (and contribute no day to day manpower), the manager has the vision, locates the property, closes on the transaction, arranges financing and oversees an onsite manager.....and get's 30% of profit (without putting any money into the down payment)If you own a single family rental, you'd pay 6 to 10% of rent proceeds to hire a realtor to manage the property and tenants for you.

I am doing all of the work of finding the deal, arranging a PM etc, and my investor is just supplying the funds for the down payment.

Hi everyone - I'll preface by saying im a total newbie when it comes to real estate, but I'm extremely handy which is why I was able to work out this arrangement with my parents in the first place.

@Leah Stuever would you advise listing the property for rent during the closing stages or only once we have officially finalized the deal

But we've been in the analysis paralysis and educating stage long enough and are itching to get moving.

I could arrange for them to show you a couple places. 

We are trying to arrange new tenants ASAP.
