Investment Info:

Single-family residence private money loan investment in Roanoke.

Purchase price: $58,000
Cash invested: $20,000

First private money deal in works! All photos are various stages of "before" from inhabited... to vacant... and then foreclosed.

What made you interested in investing in this type of deal?

Private money is the most passive REI strategy I've found... and TIME is the one resource I am short of, currently.

How did you find this deal and how did you negotiate it?

Friend of a rehabber in Roanoke put us in touch. After driving down to look at a few of his other previous properties, we talked through the terms of my loans, and the intent to use the money at foreclosure actions at the courthouse steps.

How did you finance this deal?

Using my self-directed Roth IRA.

What was the outcome?

Negotiation still in works; and rehabbing still to go.
