I know how to classify the property based on age of the property and amenities, but not the area. 

The layout is such that on paper I could redesign the bonus room, the downstairs bathroom and part of the 3 car garage into a small apartment/studio with all amenities inside my house.Any suggestions on how I could dig more into this? 

I believe that trick is to find homes in good school systems, considerable size, and adequate amenities.

It sounds like you feel they are low, but really look at the condition of the units, the amenities and check out some nearby comparable rentals closely (what is included, etc).

Proximity to amenities such as grocery stores and other retail spaces, schools, parks, and libraries; accessibility to major highways and routes (think, easy commute); and the overall appearance, are all key factors.

That is for a 5-acre site w/ 300+ units and high-end amenities.

In my case, it's starting more tech companies with my friends and not having to worry about taking a salary for an extended period of time.I did move to Denver from the Bay Area because there are similar amenities but far lower cost of living and better work/life balance.

We have lots of 200+ year old houses around here and, when I worked in the Netherlands years ago, I lived in a "cottage" that was ~350 years old and beautifully maintained with all the modern amenities.
