It is far better to have a well-funded reserve if you find yourself in that situation.And since this is a new build, what would happen to your reserve account if the furnace AND air conditioner both went out at the same time the roof needed to be replaced?

I know that there isn't central air conditioning (or whatever it's called), they have the window air conditioners in each unit.
