I find that there is a little competition in advertising but whoever gets the call first pretty much got the deal if the seller is truly motivated.

Be careful of calculators that factor only advertised short term rental rates without including actual booked rates.

I'll base this assuming you know nothing about real estate, and you can cross out anyone who has a similar skillset to you, or you are able/willing to do their work.ACQUISITION TEAM/NETWORK - Wholesellers, Realtors, local networking groups, mail/email/advertising campaigns, however it is that you get properties.CONTRACTOR - Find a good GC with solid subs. 

If you do lots of advertising you can always talk about both sides that will help a seller, and a buyer.  

Real estate investing techniques became the fodder on Webinars  pitchmen , BP  postings and other on line communities ergo taking a very large swath of folks that in previous decades would have never considered RE as a way to make money.
