Insurance companies will charge more for you having these added to the pool, (at least the ones who do their due diligence)  You don't want to be caught not listing the playground, then someone gets hurt and the insurance company comes back and states that it was not covered under the policy.It's a great amenity, but may be costly.  

Doesn't matter who manages it, if the asset is in a D class neighborhood it will be riddled with the headaches of that tenant base.

I added the 1st floor bump-out so the rear of the house would align with the 2nd floor bump-out, to make a laundry room.

It's not the prettiest thing but throws off decent cash flow for the investment.The property is just under 3 acres with 6 leased lots with tenant-owned homes and a 2/1 block building. 

Another key factor with Plymouth is that they've added to on-campus housing and have plans for more I believe, so potentially a tougher market for student landlords. * Make sure anything you buy in Plymouth is allowed to have student housing in it, the town has been cracking down on this and many of the downtown neighborhoods have had enough of the partying of students in residential areas etc.

I’m actually working on adding a 4plex to the mix and I’m thinking of AirbnB’ng one of those units.

As I mentioned, the condo association docs don't prohibit it, but they still may try to block it and get lawyers involved.

I can foresee adding 2-3 properties between now and then (potentially more bringing in my design build friend as a partner) with the goal of moving more fully into this as a line of work with a focus on bringing hospitality to the rental industry.  

Ugh, all this has added another 3 months plus however long it will take to ratify before it goes back to the HOA auction.  

But individual investors have only begun catching on to this strategy and started adding private real estate to their portfolios in the last few years.Even knowing exactly what qualifies as private real estate can be confusing.
