But it sounds like you're buying more than one unit, in which case you should have gas and electric metered separately through your tenants account.

Whether or not the account was modified that amount was likely owed to the 1st in the form of back due payments, interest, late fee's, etc.

I have been contemplating whether to place capital into a savings account and/or investing into an S&P 500 index fund, until I find the next investment opportunity. 

This client I was offering for was not comfortable with that, but he was going to try and have his inspector, contractor, and himself all see the property on the first showing to speed things up and be ready to have funds in the sellers account in less than two weeks.
