CoreLogic’s indices tend to be better but you must pay to access them.

It doesn't matter where your reserves are invested just as long as you have access to them.Now, once you hit 10 loans...then you cannot receive any additional Fannie/Freddie type of money. 

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.

Rather advertising free utilities, you stipulate you will send them a bill each month on the overages to be included in the rent.
