Outside of that I try to keep a close eye on Market values in the near suburbs of the major cities Roch/buff/Syracuse/Albany which property $ have been on the rise along with most of the nation, which is bringing a lot to flippers out, but I’m more interested in the BRRR long term arena for now. 800-1200$ per door specifically in a suburb driving distance to one of the major city.

Looking for recommendations of reliable businesses where i can upload lists of potentially motivated sellers and scrub records of those that are in a national/state do-not-call list. 

Currently, all three properties are leased triple net to creditworthy, nationally recognized tenants with 5 or 10-year leases.

Hey Jose, Wholesalers tend to be either one-two person businesses, or national companies that work multiple markets.

As for finding an established STR ecosystem - where I invest, Gatlinburg/Pigeon Forge/Sevierville TN by the Smoky Mountain National Park, is definitely one of the best.  

I have been asked to start a Dallas chapter of a successful national women's real estate group.

I was told I only have to take the state law portion for MD & VA as I have already passed the national exam for DC.

My son's SIL (a professional photog) is doing that for women only, (it's in downtown Buffalo NY).

So looking in the US look for markets where cost of living is low, job market is strong, and purchase price of homes are low against national averages.
