And since this will be a joint venture, be sure everything about the deal is documented in writing as far as what is the plan to handle the "7 D's" of any partnership (Divorce, Disability, Disinterest, Death, Dissolution, Dementia/Disease, and Default). 

The title company used for closing would prepare these documents based on the details included in the PSA, and would take responsibility for recording the mortgage after closing.  

It is better to prepare for the worst than just go through life thinking you are "untouchable" or something.

Pedro,  my personal preference is to do the research, prepare my own trust documents and then do a consultation with an attorney who specializes in trusts. 

I thought it was fantastic - due to Coronavirus we got pushed to all online classes but it still got me prepared very well!
