Your time will be spent reviewing reports, talking to the pm company about the asset, paying loan payments and whatever bills you choose to pay vs the pm company like taxes, insurance, utilities etc.

The tenants rent covered most of my mortgage/utilities so I was able to spend my income renovating the property for the year that I agreed to live there per fha requirements.

Not necessarily cleared but all roads, utilities etc but not well and septic if you do not have water and sewer but otherwise ready to break ground.
