I don't think it is probably a good idea in most cases to borrow other people's money to go learn this niche.

I can increase my income when I need to by renting another unit, or increase my free time by hiring out more of the on-site property set-up and maintenance work.

However, there is no way to do this without risk. 

This will give every chance of a stable rental market as well as property appreciation.

This is a fantastic opportunity to explore some prime investment properties in an extremely fast-growing region!
