I like Norwood between XU - Rookwood(southern tip of Norwood), can appeal to students + streets are much nicer.

I wanted to make an offer on a mixed 1000 sqft mixed use property in Southern Cali.

Cash out - make money pay taxes and that is that [or buy a cute beach condo - furnish rental and have a place to go when not renting out etc] If you are in Southern CA - get a Newport Beach or Dana Point - something kinda cool.

Fort Worth city limits is outside my Southern property line / fence and in planning to be zoned as residential development land soon.
