The mileage I do on my van a week is like 180 miles because I barely get on the freeway; my properties are highly focused near me .  

Felt I had enough bare land that wasn't really doing anything to bring in cashflow so we bought a townhouse that was part of a triplex this was early in 2007.

If you are investing for the long term and have suitable long term financing in place even if valuations suffer you can chug along collecting cash-flow and barely notice!
