Scope of services, business model, approachability, personality, attitude, and so on. 

Don't allow financing or a finance contingency (it can be a good indication they are selling above market value) Don't allow for your own independent property inspection Are not realistic with their pro forma's (i.e. they don't include vacancy or maintenance projections or use unrealistically low vacancy factors) Require you to pay for any renovation upfront Sell only in cheap. low end neighborhoods Don't accurately represent the neighborhood/property classification Don't have consistent rehab standards for all properties Don't provide a scope of work for the property Can't provide references of repeat investors

I found one that I really liked but the scope of services and fee structure were misaligned with my situation.  

The biggest issue I see people run into with this is they go for cheap contractors or don’t get multiple bids on contractors to level scope.

Scope of work is changing. 

Lately, I try to look at buying properties with the scope that I will need to cashflow and get at least a 5% ROI as an LTR property, then if it makes sense to convert Airbnb and make more I will.

We actually flew out to Fort Myers last weekend to scope the area and loved it enough to make an offer on a piece of land (for a personal build). 

With that being said, below is the scope of work we drafted (please keep in mind that this is our first BRRRR rehab) I have never created a scope of work, I followed DGs template in the BRRRR book.
