Or simply flip that larger space with the kitchen at the back and the living room at the front.The third the way it is labeled may look like less space as you have a dining room in that plan, but not in the second plan-guessing both are meant to be the same.

I am handy and have done some small repairs (changing out a ceiling light) that come up after tenant moves in, or replaced a garbage disposal since it wasn't in scope and I found out after GC was done, simply to save some time.

Start looking 😀You might want to have the cash ready but perhaps its simply enough to start the refi process once you're under contract but that depends on your lender and your contract tike frame.Get pre qualified if possible and at the very least know the time frame your lender requires for a refi.

That being said, there are a ton of people that pretend to act as a "matchmaker" (mostly brokers) but these people tend to simply insulate you from the better deals and waste a lot of opportunity.
