@Daniel Davis Hey Daniel, I live in Sparks, and currently have a a SFR property in wingfield hills.

It may just be a generational thing and as more millennial women continue to invest and the GI and Silent generation leave the investment groups, we may begin to see it even out.

And according to a Syracuse RE lawyer I know, they run for the hills when they realize what they have gotten themselves into.

We discovered that the water leaks were all coming from inside the house and the clogged gutters ($180,00)  and not coming from the water running down into our house from the hill in back.   

one part is blue collar & lost their jobs turned foreclsorure/SS yada yada.Point I'm trying to make is once the inventories of foreclosures are minimized, you will see some years of steep appreciation given the huge drop in recent years.Most people were all giddy over their big appreciaton during the boom days yet now run for the hills & some are even afraid to buy thinking more declines could be on the horizon.Irrational pessimism I call it. :)

I know Tower Hill has competitive rates but often times will not include wind/hail coverage.

In return, they might be silent investors and you do all the work (by that I mean asset management).
