Are there certain major expenses (roof, heating etc.) that may be hidden from the pictures and the mls listing?

Plus, the location I believe can’t be connected (pilling air) from a bedroom... but that’s where my heating system code knowledge gets a bit sketchy.

Pipes will only freeze if the house is vacant and the heat isn't being run.

True, the fear was very fresh and new, so maybe the heat has died down?

A year later, job isn’t closed out, tenants have no heat, things that were expected to be done weren’t done.

. #1st) Irvington New Jersey, 07111, mixed-use property, two floor, 1000sqf 1st-floor commercial unit open space- with closed in office, bathroom, front and rear entrances, new heat and hot water units, automatic gate entrance, a former warehouse, needs some repair- no current lease. 2nd floor is 3 bedrooms, 2 baths, rented (lease until Jan 31 2021- 1200k per month) but the whole building needs moderate to light rehab, asking only 190k..ARV 300-350k conservatively!!

My realtor has set heat on at 60 degrees. 

All in, my mortgage was $3,000 at the time so I would have been living for around $600 + paying water and oil for heat since the systems were not separated.
