- Am I able to do a mortgage assumption from personal to the LLC to avoid the balance being called and effectively keep the interest rate?

Too many bought at the height of the market and didn't know what they are doing, so they are ones that would be open to creative options that could keep them above water until the market comes back around. 

I know someone mentioned that because it had been getting colder lately to keep the heat on but that can be costly if it’s vacant.

Keep in mind that right now because of the weather in OH, it might not be easy to get contractors to come out specially if you are planing to do anything to the outside of the property.

I definitely like the idea of room mates helping to pay the mortgage (or even covering all the mortgage), so I will keep awareness and learn more about it, so I can follow that approach then the situation allows.Sincerely,Joe
