In my opinion, I thought that continuing to use a schedule E would be the way to go.All the rental property ( three homes ) were quick claimed to my Califonia LLC.

If you are purchasing a Buy and Hold property, with lending, you must first buy the property in you name and then transfer the title(Quit Claim Deed) into an LLC.

I've been at this for almost 20 years.I've never been to a guru's class and I'm not claiming to be all that smart. 

The lender filed a claim with FHA to be reimbursed the loss of $50,000.

You'd need to know what kind of lease, how far behind, is there a security deposit, what claims the is tenant making, if any.

Property Management companies don't do a very good job of handling damage claims and, in many states, are actually breaking the law by trying to negotiate the claim on behalf of their clients without an adjuster's license. 

Example, if you just flipped a home that has been completely gutted, upon a claim, the adjuster can not depreciate much as everything is fairly new.  

I'm not sure what to do.My question is, has anyone prevailed by taking sellers to small claims court after getting repairs done, due to non-disclosure of a defect?
