I found a great multifamily property that gets the numbers I was looking for in terms of income/expenses - however, the multifamily property is currently zoned as R-5.

@James I have found that by providing a high quality product and keeping lines of communication open with tenants and neighbors in the neighborhoods where we own rentals has eliminated any negativity around our rental business.

I've found that for tile, the big box retailers Lowes and HD have a smaller selection from what's on display but are much cheaper than the specialty stores for a similar quality of flooring.
