Since there is no income, it is going to cost you significantly to either buy and move homes in or find owners who want to move there; homes rarely move so maybe partnering with a local dealer might work.We ran into several "parks" being sold by distressed owners only to discover the city/town officials were dead set against "that kind of people" (yes, one City Manager used that phrase) moving into their city.  

Your comment about going through all the work and then having to bid against yourself is dead on too. 

Sometimes it might take a few days more because of waiting for permit inspection, but that shouldn't be a problem.Honestly, I'm happy to find a property with a dead/damaged/missing furnace. 

We want investments that earn us more money than would interest offered by a bank, stocks, or a CD. 

My ROTH IRA account has a mix of dividend paying stocks and momentum stocks.

Why do you think the Wolf of Wall street changed careers from selling stock to selling seminars?

I started learning about trading stocks and options but realized long after that I didn't have enough money for either.  

And your dead wrong 75% LTV rarely will recoup for a HML... there may be some loan to own dudes out there but not many...
