I know ive mentioned this not to long ago but i feel as if im missing something.

That said, I missed plenty of deals in this stage of my investing career although I didn't necessarily look at it that way.

Am I missing something or is this a win, win?

In the ballpark of my thought process, figured while I’m looking at everything in person to get some feedback from here to make sure I’m not missing something.

Because pipe was missing and being rushed because we had to get to closing table I missed the fact that we couldn’t check radiators upstairs to make sure leaks had been fixed because there was no pipe forcing steam.. big rookie mistake . 

If a step is missed or done incorrectly, you may find yourself starting all over.How the tenant behaves reacts is anyone's guess. 

Even in the even of a damage, if you want you can also get an insurance policy that will cover the missed rent in the event of damage.
