You do not need to have your own LLC if the syndication is setting one up.

I just started to seek Private/hard money but want to make sure my refi is set in place.

I would like to know how others have set out about accomplishing this in my area and what tips they may have. 

It's a terrible experience.I'm open to grouping together and using a lawyer between us to share the legal costs if we want to set this all right.

The tough part is finding someone who actually knows how to set them up properly.

@Dennis Weber ,In my experience, the way tax liens are set up-yes they do appear to be sold off in "bundles" to larger investment institutions; tax deeds, (in Hamilton County where I live) are sold individually.
