I learned a lot of the basic concepts and agreed that we needed to go there long ago, but between chasing the economy and employment haven't taken the opportunity to learn further how to actually do that.  

They will self-select into this class of agent based on their knowledge of the various concepts that do not apply to first time home buyers. 

Primarily a specialty market I assume for those environmentally obsessed renters.It's a interesting concept but not really popular enough to generate higher returns at this time I would think based on higher initial costs to build.

I will definitely give them a call and see if that is an option, however this is where my newbieness (yeah I just made it up) comes into play as I am not sure how the seller financing process goes (I understand the concept but not the step by step process) so I will have to do more research.  

The capitalization rate, or cap rate, is an important concept in the commercial real estate industry.

The concept of note buying was good and the presentation was informative and entertaining, as I have come to expect from any seminar pitch that I hear.  

@Aaron Mikottis Since you asked for my option :) I hate the concept but I would do what ever it takes to get them out.  

@Dion DePaoli I knew the concept of accepting the DIL in a different entity, just not the exact documents and procedures, and didn't want the OP to think they could do a "straight" DIL, and think they were protected from the 2nd.

Keep a journal of your inspections, run ads, use radio and TV to find the great deals, partner with others you trust and have done what you want to do.Good luck.................Charles................
