My daytime job is as a kitchen/bath designer and sales rep for a line of cabinetry.  I am interested in acquiring some rental properties and possibly rehabbing a few more places.

Usually an architect only draws the plans but an interior designer will choose paint colors, tile, cabinet finish, etc.  

The previous owner was a Hoarder and I am sure probably had so much stuff piled up to the ceiling to where if their was any leak to be found, the damage would already be done....there was KILZ sprayed around numerous areas of the property (both bathrooms, kitchen underneath cabinets, in basement area underneath where kitchen is located. 

Does anyone have a good cabinet location?

After closing, I began searching for a General Contractor and started on some basic demo (removing old appliances, cabinets, toilets, rugs, etc.).

Master Bedroom are larger, so you have more materials, but same principles apply.Kitchens: Determine a Cost for Cabinets, Appliances, Flooring, Lighting, Plumbing Fixtures, electrical plugs, etc.  

It will have engineered wood flooring, tile in baths, granite or quartz on countertops, wood cabinets, stainless steel appliances. 

Take notes of the big ticket items, such as appliances, kitchen cabinets, HVAC, flooring, etc.

Leave floors as is, instead of doing full nice rehab just paint cabinets, drop in new sink and counter tops, and put in new floors.

For example, depending on condition of kitchen cabinets etc i just stain or paint and put new fixtures.
