I know of lenders who will finance multi-family properties in that value range, and look at the net income rather than your personal (or the brand new corporation) income.

Even if you make it brand new the current tenants might not have the financial standing to pay more if they wanted to.

My tenant just moved out and the carpet was brand new when they moved in and in 1 year it looks like it is 7 years old.
