And I can tell you I know many high producing agents that own some real estate but its the high annual income that they receive year after year that affords their life style they dont run that lifestyle on 200 a door rentals. 

Look primarily at lighting, flooring, style, etc. 

My home is an A-frame style with an open upstairs area, so there is a quite a bit of ambient air that needs to be heated before i run into over heating issues.

You can also look into the FHA 203(k) loans or Home Style Renovation loans. 

A preferred deal looks like 1980-90s construction, garden style apartment communities with an office/clubhouse, and either amenities (or space for them): pool, fitness, laundry, etc.

One other thing, that makes a BIG difference when you update an older kitchen is to use invisible cabinet hinges rather than the old style visible hinges.

Also, the countertop style and look will not sway an appraisal much either way unless it was deplorable so just make it functional and clean, don't break the bank.
