Collected 2 months rent so far and things look good.Trying to help my oldest "soon to graduate college" son get into a house hack in Minneapolis where he's moving this summer...maybe a 3+ bedroom SFH he can buy with little down and rent out the other bedrooms to friends/college students while he 'manages' the property.

So maybe the guy will just get out, but he has put a new lock on the bedroom he took over and installed a mega TV she says.Police came out because they had a fight, but police that since he put a lock on the bedroom, it wasn't their concern.

In a house hacking situation, the ratio of rental-to-personal use is easy to calculate (since you wouldn't be sharing a bedroom) however in your situation it's tougher.
