Collected 2 months rent so far and things look good.Trying to help my oldest "soon to graduate college" son get into a house hack in Minneapolis where he's moving this summer...maybe a 3+ bedroom SFH he can buy with little down and rent out the other bedrooms to friends/college students while he 'manages' the property.

So maybe the guy will just get out, but he has put a new lock on the bedroom he took over and installed a mega TV she says.Police came out because they had a fight, but police that since he put a lock on the bedroom, it wasn't their concern.  

Have you considered instead of a multi-unit property, buying a townhome/single family home and renting out the extra bedroom(s) in it?

In a house hacking situation, the ratio of rental-to-personal use is easy to calculate (since you wouldn't be sharing a bedroom) however in your situation it's tougher.

I'm getting ready to put an offer in on my first rental property- a single family 3 bedroom home in a good neighborhood.

We are tentatively planning to keep working in our business for the next 6-10 years while building a portfolio of properties, eventually selling or just closing our business when we can afford to live and continue to invest extra without the business income.My house that had an extra bedroom when it was just my two boys is now bursting at the seams.

A bedroom floor is rotting from water damage as well.  

I think he literally partitioned off a living room as his bedroom and slept on a couch for a year.
