Two applicants want to move in together - The first applicant is from 2 a pool technician (3,000/mo) and second applicant is currently attending grad school, is a waiter ($1,000/mo) and a golf caddie ($2,000/mo).My question is, although Applicant 1 and Applicant 2 may be making enough to contribute to requirement of 3 x rent/mo during summer (Rent is $1,500 for a 2 bedroom so would need $4,500 between 2 people), how does one ensure that they will have enough money during fall-winter to contribute to rent.

If so that would be enough to put 3.5 to 10% down on a home on Buffalo - assuming of course his salary would allow him to cover the mortgage.He’ll want to pull that Heloc before he moves though since most lenders won’t do helocs on rentals.And for those saying PA is close to Buffalo - it is at least a 2 hour drive to the border and that is not a commute a dr with a young family would want to be doing in the winter.

But I'll follow up with them tomorrow.According to the law, even before Coronavirus tenants couldn't be evicted during winter months, so that means if they won't move out in a near months, which is very unlikely, as it's very clear that they have no intention to move, they will be getting "free housing" for another year!
