Hi @Bob Woelfel, correct me if I'm wrong, but I've heard that HMLs tend to be somewhat involved with the flip if they're lending.

Tenants tend to use the cheapest thing possible.

Appraisals also tend to be much more conservative.- Tom

Being you are out of town, commercial lenders will tend to say 'no', especially for this asset class. 

If you go more higher end, your cash flow will be lower but the tenants take better care of the properties and tend to be able to pay rent consistently and on time - less headache.But pick a market and spend 6 months visiting it, meeting people and looking at deals.

I tend to look at the whole picture.  

(We're both playing devil's advocate here because I'm a lender and, if I recall from your previous posts, you tend to be a borrower.)There is certainly predatory borrowing (semi-random applicable link from 2011), but I don't think that's the bulk of "where the action is" when it comes to what we are seeing with student loans. 

People tend to use showers way more than tubs.  

I have looked online and but its hard to judge how much business these companies tend to get.

Cats tend to scratch door trim and bust window blinds, so look for damages in those areas too.Good luck!
