If you are flipper, then stick with that and build up your record and the money will FLOW as long as you are making wise and sound decisions.  2k isn't hard to get to as long as you have your capital to fund you. 

You won't find may pros (I am not one) saying that buying a negative cash flow property hoping that it appreciates in the long run is a wise investment.  

Do I ask them what there starting point is price wise or just pull one based upon avg price per sq ft within the area?

I think now the DC market is much more inflated price-wise.

But would it be wise for me to sign such a long lease with tenants I don't know in such a nice house that I want to take good care of?

Hello,I need ideas on the best thing to do so I can purchase another rental and utilize my cash/equity wisely. 

My realtor said we could maybe get it in the high 90K, but with all the work cut out I don't see it working out profit wise, even at that price...
