I am looking to get my feet wet with a single-family or condo rental before branching out to larger investments.

Nice way to get your feet wet with properties that hopefully dont need a ton of work. 

You probably don't want to waste your time chasing fairy tales, that should be with your triplets, congrats dad, so take your time, learn, take a business like approach but don't be in a hurry to be the owner of a business, you can still profit in real estate while getting your feet wet. 

I kind of want to play it safe while I get my feet wet for the first flip.  

So does being able to attach the site to infrastructure (wet and dry utilities) or to provide them (all or part) with on-site package plants.Along with soil conditions and. topography, zoning and density should also be among your major concerns.

I've used the fake wood laminate and tile, but the fake wood always chips or it warps if the tenants get it wet.

We have many people that invest with us to get their feet wet in out of state investing & then go on to do their own investing, but we also have many people that continue to solely invest with us long term as they like the idea of being more passive in their REI.
