With that being said I believe Orlando or Tampa are going to be your safest bet right now since they are growing fast and infrastructure is improving greatly over the last few years with more still being worked on as we speak (such as I4, any one that's been to orlando knows I4 haha) and with Disney pretty close to both (Closer to Orlando) its a safe bet whether you plan on renting it out or AirBNB it.Any questions you have i'd be happy to help!

I have been through the local eviction process with individuals but even my PM company has not been renting to other companies and I would consult an attorney before doing so just to be safe, that is what I recommend that you do.

It worked fine, but you had to put is somewhere when the pool was in use, and with a lawn, kids, etc. no where was safe from some guest walking or jumping on it.

If you don't have it under contract, you can't safely approach buyers, as there will be nothing preventing them from going around you directly to the seller.Personally, I have no intention of marketing my properties on Craigslist.

It might make sense to use 50% in your underwriting just to be safe and if you end up beating that, your return will be better.
