We’re focused on investing in off-campus university apartments.

As virtually every industry is pressured to cut costs, I think the realtor portion of the real estate industry will continue to feel that pressure. 

North Philly prices have gone up dramatically (in the most desirable areas and close to schools) and I'm sure that the investors who are targeting university students are making a killing right now!

There is a university less than five miles from this area and I often see houses being rented to students.

Putting it all out into the universe.

It's the Rocket City, so you have so many professionals moving to the area for jobs, and universities nearby.

My thoughts would be virtual wholesaling and/or note investing.

We also invest in a small town in Ohio (Athens) but it's a university town and we market to the college students. 

You want to find places where there are lot of employment opportunities like universities, hospitals, big companies.
