I’m not interested in single family unless they are solid vacation rentals.

I also have another unit in a lower income neighborhood where the cash flow is high; for this one I have ear marked it as my "vacation fund."

FOAC has marketing pieces that are advertising financing on vacation rentals, which I'd love to obtain.  

Give them notice to remove the animal permanently or have them vacate the home.

It's pointless to do one until they have completely vacated the unit, and you always send the deposit back to them in check form and to an address they provide.

Is it possible to refinance an existing loan (second home/vacation home mortgage) to a Rental Investment Loan as I intend to use this for rental?

Tenant buy outs are usually used in rent controlled areas to vacate tenants in rental units with well below market rents so that the unit can be re rented with new tenants at market rents.

It was only these two morons, but they left me a gift after they vacated the unit.
