Studies have shown repeatedly that very few investors actually achieve the returns that funds earn during these great runs.  

Rents currently range from 1000-2000$ a month even though each unit is an identical layout. 

@Mark Stevens it depends on a lot of factors--such as the grade of the property & neighborhood, the rent price, whether the unit is at, above, or below market rents, the availability of tenants, the supply of competitor rentals, the priority that the property has with the PM (which depends on the ratio of how much revenue the property is going to generate for the PM versus how much hassle the property is for the PM to manage), the PM's level of experience with advertising & placing tenants, whether the characteristics of the property match the needs and desires of the tenant pool, etc., etc. 

You want to get a bit out of your comfort zone in order to achieve growth but not too much to paralyse you.

Just be aware of the higher taxes on trusts (35% tax b4 $10,000 b4 distribution to beneficiaries), & with the exception of The Mass. business trust, trusts per se are not designed to be in a business or a trade, such as flipping properties or finding yourself inadvertently achieving 'dealer status'.

Therefore, I don't have a percentage for you, but we shoot for $300-$400 per unit. I

I'm also in the North Dallas area, and your goal is easily achievable.

The majority of markets that have high appreciation (specifically west coast) generally do not achieve 1% in monthly rent.
