Over the last few years Orlando has attracted some of the biggest events. 

If so, expect a PM to charge more than they would for a multi-family as statistically, boarding houses attract lower demograpic (equals more management headaches) and more transient tenants. 

Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

I know a guy who flies tourist helicopters in Hawaii and rides a motorcycle to work.

That coupled with the low cost of living would make it really attractive in my mind for a place to retire early.

However, it is an attractive market for millennial professionals looking for a more affordable and family oriented locale.I’d appreciate contributions from experienced REIs in the BP community in filling the gaps on financing strategies, developing better market intelligence; biggest potential risks, finding off-market deals, etc.

A passive approach would be to place a website on the vast ocean of the internet to try and attract. 

This helps attract guests who are looking for a place that is close to the event, and makes it easier for them to plan their trip.In addition to major sports events, we also see high demand for properties near concert venues and other major events.

The Florida coast is also attractive around Destin, Pensacola, Tampa, Jacksonville, and many other areas.
