Part depends on your time line between removing the inspection contingency, and the closing date.

I am sure that I would have been able to accomplish such a goal without BP, however, I am also sure BP has helped to rush that timeline and get me to such wonderful goals a hell of a lot quicker!!!!

If you don't meet the 60 day timeline, but are still renovating to move in, no biggie.

Timeline depends on so many factors (buyer, seller, agents, lender, investor, situation, etc).

So the timeline should work for some modest appreciation too. 

The trick is getting the timeline correctly so maximize(cash flow) while minimize(taxes).

It's a short sale so the time line has been ridiculous.

Makes the most sense to finish everything and get max value, I just have a narrow timeline to prepare. 

As a result, this owner has incurred significant amount of fines on these properties as his original one year rehab timeline has exceeded two years, he can no longer afford to pay workers, and has even found himself in court proceedings from failure to comply with code enforcement regulations.
