Neighborhoods such as Ozone Park, Richmond Hill, etc. are good starting points. (2) I'd say the sweet spot is 2-3 units, to limit your net outgoing < $3.5k.

It is in a great location with walking trails to the falls and other state parks.

As an aside - this wasn't a walk in the park for me.

Also think about where they are going to park.

Or maybe they  just repaved the parking lot other had some other major expense.Before making a decision ask to see the financial documents for the past 2 years.

I’m in Chicago visiting my daughter, who lives in Windsor Park.

Those are assets for people to park money.

I hate public parks.
