First time BRRRR, complete gut job!

Hi, I am seeking advise on a deal. There is a 2 family property for sale in Niagara Falls, Ny. It is in a great location with walking trails to the falls and other state parks. The problem is it’s a complete gut and rehab with holes In the roof. I’ve contacted someone to parter with to get this deal done as I don’t think I’d be able to get the deal done by myself As a first timer. My questions are:

1: Does this deal sound like It could work?

2: What are the best options for financing something like this?

3: I know David has advised against partnerships but has anyone made a 50/50 partnership like this work?
